Development consisting of 132 residential units and two-storey crèche proposed for South Kildare

Planning permission is being sought for a large scale residential development at a site of circa 4.21 hectares in South Kildare.

According to documents lodged with Kildare County Council, ESJ Blackparts Ltd is seeking permission to construct the development at Blackparts in Athy.

The proposed development lands are located to the north of the Athy Distributor Road (under construction), east of Branswood residential estate and south of Tonlegee Lawns and Holm Court residential estates and west of Fortbarrington Road.

Specifically, the proposed development would comprise of 132 residential units along with a two-storey crèche (circa 188.5 square metres floor area).

The residential units would comprise of: 102 two storey, semi-detached/terraced houses (two two-beds, 77 three-beds, 23 four-beds); 30 three-storey duplexes/apartments (15 one-bed, 15 two-bed) within two blocks.

All residential units would be provided with associated private gardens, balconies and terraces facing to the north, south, east and west.

Planning permission is also being sought for a new vehicular (and pedestrian/cyclist) accesses via Fortbarrington Road and Tonlegee Lawns, with additional pedestrian access via Tonlegee Lawns, Branswood and the Athy Distributor Road (under construction), and including associated upgrade works.

The application includes an amendment to the Athy Distributor Road permission (Reg. Ref. HA09.HA0050) as a result, to facilitate the new pedestrian accesses.

In addition, permission is also being sought for: all associated site development works, including cycle and car parking spaces, open spaces, landscaping, Sustainable Drainage (SuDs) features, boundary treatments, waste management areas/bin stores, and services provision (including ESB substations).

The date received is listed as June 15 last, while the submission-by and due dates are listed as July 19 and August 9.

According to the website OpenCorporates, ESJ Blackparts Ltd was established in March of last year.

It has an address given as 5th Floor, 40 Mespil Road, Dublin 4, County Dublin (D04 C2N4).
