Amendments to large-scale residential development in Naas, County Kildare proposed

Amendments to large-scale residential development in Naas have been proposed.

A planning permission application lodged with Kildare County Council shows that Ballymore Land Limited intends to make the changes to lands at Stonehaven, Phase 1B, on the Blessington Road in Naas.

The proposed changes relate to a previously permitted housing development under An Bord Pleanála Ref. PL09.247411 (Kildare County Council Ref. 15/1060) and as extended under Kildare County Council Ref. 21/777 at the aforementioned lands in Stonehaven.

The planning application site is confined to circa 2.02 hectares within the overall permitted development and will comprise of the replacement of 54 house units with 69 units (47 houses and 22 apartments).

This would result in the provision of 15 additional residential units.

In total, the proposed amendments would specifically consist of:

  • The replacement of 54 houses (permitted as 10 two-bed two-storey houses [type K], 16 three-bed two- storey houses [types A2 & A3], 24 four-bed three-storey houses [type A1 & E2] and four five-bed three-storey houses [type D & E2]), with 47 houses (comprising two two-bed two-storey houses [type N], 25 three-bed two-storey houses [type L] and 20 four-bed two-to-three-storey houses [type Q, M & M1]), 22 apartment/duplex units (comprising four one-bed apartment, units [type O1 & O2] distributed in two two-storey end of terrace blocks, nine two-bed apartment units [type P1], and nine three-bed duplex units [type P2 & P3] distributed in nine three-storey end of terrace blocks).
  • All house units will be provided with one in-curtilage car parking space and 10 car parking spaces for visitors, bin and bicycle storage. According to the application, all apartments will be provided with private open space in the form of terraces and rear gardens, open spaces, and car parking (33 residents and six for visitors) and bicycle parking (49  residents and 11 for visitors).
  • The proposed development will also include minor modifications to the site layout and associated infrastructure comprising revisions to the internal road layout, parking, drainage arrangements, boundary treatments, public lighting, substation, landscaping, open space and all associated development and site work necessary to facilitate the proposed development.
  • Lastly, Ballymore Land Ltd is seeking permission to amend condition number three of An Bord Pleanála Ref. PL09.247411 (Kildare County Council Ref. 15/1060), in order to provide for the 15 additional units.

The date received is listed as January 22, while the submission-by and due dates are listed as February 25 and March 17 respectively.

According to the business information website SoloCheck.ie, Ballymore Land Ltd was established in 2002.

Its principal activity is listed as the 'buying and selling of own real estate.'

The company has an address listed as One Royal Canal House, Royal Canal Park, Dublin 15, County Dublin.
