The construction of 195 new apartments has been proposed for one North Kildare town.

A planning permission application currently with Kildare County Council shows that Glenveagh Homes Limited wishes to construct the apartments at Parson Street in Maynooth.

It follows after An Coimisiún Pleanala granted approval for the development back in March.

The estimated construction value of the development exceeds €70 million.

According to the description contained within the application: "We, Glenveagh Homes Limited, intend to apply to Kildare County Council for planning permission for a Large-scale Residential Development application of 195 apartments across three blocks."

The blocks would range in height from two to seven storeys.

Glenveagh Homes Ltd is also seeking permission for a childcare facility and café / commercial unit at the site of circa 1.53 hectares to the rear of the former Maynooth Rectory, which is a Protected Structure (RPS Ref.: B05-56) at Parson Street, Maynooth, County Kildare.

The description also notes that the site in question "is bound to the north and northeast by vacant lands to the rear of properties fronting onto Parson Street (with Maynooth Fire Station further beyond) and by the HSE Community Care Centre, to the east and south by the Royal Canal Greenway and to the west and northwest by the Maynooth Rectory Building and Parson Lodge residential housing estate".

If approved by Kildare County Council, the development would consist of the construction of the apartments with a total gross floor area of circa 17,809 square meters open space and ancillary infrastructure.

Specifically, the 195 apartments would comprise of 98 one-bedroom, 91 two-bedroom and 6 three-bedroom units in three apartment blocks.

These blocks would include:

  • Block A will provide for 46 apartment units and will include 25 one-bedroom and 21 two-bedroom apartments along with associated private amenity space in the form of balconies in a building ranging in height from two to five storeys with a maximum height of 16.7m
  • Block B will provide for 70 apartment units and will include 36 one-bedroom and 34 two-bedroom apartment units along with associated private amenity space in the form of balconies in a six-storey building with a maximum height of 20.5m
  • Block C will provide for 79 apartment units and will include 37 one-bedroom, 36 two-bedroom and six three-bedroom apartments along with associated private amenity space in the form of balconies in a seven-storey building with a maximum height of 25.6m

In addition, the application also notes the following plans:

  • The construction of a childcare facility at ground floor level in Block C with a Gross Floor area of 176 sq m, with an associated outdoor play area of 145 sq m
  • The provision of one café / commercial unit at ground floor level of Block C with a Gross Floor Area of 107 sq m
  • The provision of 2,444 sq m of Public Open space and 1,380 sq m of Communal Open Space
  • The provision of 83 surface level car parking spaces including four EV spaces and four accessible car parking spaces
  • The provision of 419 bicycle parking spaces comprising 303 long stay / resident spaces

The date received in the application is listed as August 1 last, while the submission-by and due dates are both listed as "null".

The business information website SoloCheck.ie notes that Glenveagh Homes Ltd was established in 2003.

It specialises in the "general construction of buildings and civil engineering works".

Glenveagh Homes Ltd has a registered address listed as Block C, Maynooth Business Campus, Straffan Road, Maynooth.
