A €17 million residential scheme has been lodged for Osberstown, Sallins, Co. Kildare, with plans for almost 100 new homes and a childcare facility.

The proposed development, to be accessed from the Sallins Link Road, will comprise 99 residential units along with a purpose-built crèche. The scheme includes 75 houses and 24 own-door duplex apartments.

The houses will be a mix of two- and three-storey semi-detached and terraced dwellings, made up of 63 three-bedroom and 12 four-bedroom units.

The duplex apartments will be spread across four three-storey buildings, providing a mix of 10 one-bedroom, 12 two-bedroom, and two three-bedroom homes, each with either a balcony or terrace.

A single-storey crèche, extending to just over 200m², is also planned, complete with an outdoor play area to serve the new community.

Other features of the development include:

  • A new vehicular and pedestrian entrance from Sallins Link Road

  • A pedestrian link to the Grand Canal Greenway

  • Internal access roads, home zones, footpaths, and cycle lanes

  • 131 car parking spaces and bicycle storage

  • Landscaped public open spaces and boundary planting

  • Demolition of an existing agricultural shed on site

Temporary construction access is also planned from the Sallins Link Road.

The developer says the scheme will deliver much-needed housing for the Sallins area while integrating with existing walking and cycling infrastructure.
