Does size matter? Rents increasing while square footage remains stagnant

THE AVERAGE RENT for all dwellings in the private rented sector in Co. Kildare in the second quarter this year has risen to €868.

Up €16 compared to the average rent in Q1, 2015 when the average was €852, this in itself was a jump of €66 on the previous year – 2014, as registered with the Private Residential Tenancies Board (PRTB).

The report found that the average rent in Q2, 2015 in Naas for a three bed semi-detached house was €963.06 – while interestingly, a three bed detached house in Naas was €910.16 on average for the same period while a detached with four or more bedrooms in Naas went for €1,204.82. The average rent for a detached house with four plus bedrooms in Newbridge was €1,184.32 and a three bed semi-detached rented at €826.27. A three bed semi-detached went for €1,023.44 in Maynooth, in Monasterevin it was €750.33, in Leixlip €1,073.50, Kildare town €881.54, Sallins €962.58 and Athy €615.15.
