Since the onset of covid in 2020, buyer criteria and their requirements have changed the overall landscape of how we approach the marketing and sales of developments, as the vast majority of buyers of new homes are now no longer, currently, living in the location they purchase. This significant change over the last 2/3 years means that our wide reach as an agent has never been more important with buyers now setting their search area wider. We regularly work with buyers looking across several counties for their ideal home and being able to connect those buyers to a wide range of options is vitally important.

With hybrid working now permanent for many workers, buyer criteria now prioritise affordability, suitability and sustainability of home and immediate surrounding area, over commuting distance to their place of work, which was the main priority pre covid.

With energy costs increasing and inflationary pressures, first time buyers especially, are looking to avail of government initiatives such and Help To Buy and the First Home Scheme to secure an energy efficient A rated home, future proofing against the high energy bills of an older property. 

As we look ahead to the coming months, the recent announcement on the easing of central bank lending rules from January will undoubtedly help many more first time buyers get into the home of their choice in conjunction with the First Home Scheme and Help To Buy, which has been extended until the end of 2024.

Over the next year our New Homes Consultancy, New Homes Sales and Development Land teams are working with developers to deliver more than 1000 much needed, high quality new homes to the market in Kildare/Meath and the neighbouring areas as demand continues to outstrip supply.
