Mountkerry Ventures Ltd is building the homes in Boycetown, Kilcock, Co. Kildare

Plans for an €12 million residential development comprising 80 homes in Boycetown, Kilcock, Co. Kildare, have been granted planning permission.

The proposed development, brought forward by Mountkerry Ventures Ltd, will deliver a mix of houses and duplex apartments on a site measuring approximately 5.21 hectares.

The scheme comprises 68 houses and 12 one-bedroom duplex apartments, providing a range of accommodation options. The houses will include two-bedroom and three-bedroom terraced properties, alongside three-bedroom and four-bedroom semi-detached homes.

The duplex apartments will be arranged within six two-storey buildings, with each unit benefiting from a private balcony, terrace or garden.

The plans also include 138 surface car parking spaces to serve residents and visitors. Cycling facilities will comprise 60 secure long-stay bicycle parking spaces and six short-stay spaces.

Infrastructure forms a significant part of the proposal, with new internal roads, cycle paths and footpaths planned throughout the site. New vehicular access points are proposed from the R148 and R158, alongside a new footpath along the R148.

A link street will also extend from the R158 to the boundary of the adjoining Bawnogue Park residential development to the south-east, facilitating a potential connection between the sites.

Other elements of the development include foul and surface water drainage systems, an attenuation system, bin storage facilities, public and communal open spaces, public lighting, landscaping and boundary treatments. All associated services and site development works are included in the plans.

The application, registered under planning reference 2660543, was submitted on 22 May 2026, with planning permission granted on 8 October 2026.

The project has a proposed floor area of approximately 7,981.8 square metres and will be privately funded.

John Spain Associates acted as planning agent, while John Fleming Architects prepared the architectural proposals. The wider design team includes engineering, transport, environmental and landscape consultants.

The development represents a €12 million investment in new housing in Kilcock, adding 80 residential units and associated infrastructure to the growing Co. Kildare town.
