Planning permission sought for modifications to a previously permitted housing development in Naas, County Kildare

Planning permission has been sought for modifications to a previously permitted Strategic Housing Development (SHD) in Naas.

Documents lodged with Kildare County Council show that the development is being proposed by applicant Randelswood Holdings Ltd, at Devoy Quarter in Naas.

Specifically, the documents note that permission for the modifications to a previously permitted SHD (permitted under ABP-307258-20 and altered under ABP-31161-21 & ABP311825-21) on lands at Devoy Quarter, Naas West, County Kildare (under construction 'Rathvoy Park').

DETAILS

This application for the proposed modifications to the consented scheme is a Large-Scale Residential Development as defined under section 2 of the Planning & Development Act 2000, as amended.

The development will consist of a proposed external and internal modifications to the southern portion of previously permitted Block 1, to provide for the change of use of the additional storage room to residential use to provide for one two-bedroom apartment, including an external west facing private open space area.

This would result in an overall increase from 171 units previously permitted to 172 units in total.

External and internal modifications are also sought for the previously permitted apartment eight in Block 4, from a one-bedroom apartment to a 2-bedroom apartment.

Further proposed external and internal modifications and change of use to previously permitted Community Use Building to provide for an additional creche facility, including the provision of an external play area.

In addition, one car-parking space and 10 bike spaces from that previously permitted.

Lastly, the proposed development, if granted permission by Kildare County Council, would include modifications to: previously permitted hard and soft landscaping; car-parking layout, including the provision of an additional set-down area to facilitate the change of use of the community use building; modifications to the location of the bin and bike storage; and all associated ancillary site development works necessary to facilitate the development.

The date received is listed as October 6 last, while the submission-by and due dates listed as November 9 and November 30 respectively.

According to the business information site SoloCheck.ie, Randelswood Holdings Ltd was established in 2016.

It specialises in the 'development of building projects' and has an address listed a 36 Mount Street Upper, Dublin 2, County Dublin (D02 Y982).
