What will €150,000 get you on the Kildare property market?

Many people are being priced out of the property market in Kildare, often forced to buy homes further down the country, further away from family and friends. So we decided to see what €150,000 will buy you in the Lilywhite county. 

St Martin's, Eyre Street, Newbridge

First up is St Martin's, Eyre Street, Newbridge which has a guide price bang on €150,000. 

This quaint three-bed cottage type residence is set on its own site. While in need of extensive modernisation, the vendors say it is ideally suited to an investor or first time buyer. It benefits from a sitting room area and one downstairs bedroom equally suited to other uses. There is a rear Kitchen and bathroom extension also with two bedrooms upstairs.

One of the key features here is the site accompanying the property and also its town centre location. The front benefits from a neat tidy stoned entrance area slightly recessed from the street, but there is also the additional bonus of a large private back garden with room for expansion subject to planning. In need of refurbishment, this is the classic "doer upper".

Dublin Street, Monasterevin

Prepare to get your sleeves rolled up for this next one on Dublin Street, Monasterevin. You'll have change left for some of the work as this home is on the market for €99,000.

The property is in a derelict state of repair and requires a complete refurbishment or a new home built in its place. It's located within Monasterevin Town and has the M7 Motorway access and commuter rail services within minutes drive.

Ballymany Mews, Newbridge

This two-bedroom apartment is on the first floor of Block two Ballymany Mews. It is a modern updated unit with good rental yield. It is available for viewings from March 1 if not sold prior. 

If you fancy building your own home, there are a number of sites available to buy, however it may not be easy to get planning permission. They range from a .5 acre site in Ashgrove, Kildangan for 79,500 to a .6 acre plot in Ballyhagen, Carbury for €50,000. 

You could also fork out €125,000 for a 1.14 acre site at Brockagh Road, Robertstown, €65,000 for a .5 acre site in Timahoe East, Donadea, or €150,000 for a .7 acre site at Graiguepottle, Donadea, Kilcock. 

Meanwhile, four serviced sites on one acre, subject to local needs planning permission, are up for sale for €100,000 across the road from Ellistown GAA grounds. 

A substantial 2.56 acre plot of land is also up for sale at Tully East Kildare for  €120,000. A number of other sites are also available in the county.
