UPDATE: More changes could be on the way for proposed Strategic Housing Development in Kildare

A number of changes could be on the way for a large housing development which has been proposed for North Kildare.

According to the planning permission application, Seattle Construction Limited is seeking permission from Kildare County Council (KCC) to amend a previously permitted Strategic Housing Development on a site of approx 12.93 hectares located at Kilwoghan Woods, Crodaun in Celbridge.

The company previously sought changes in relation to this project back in May of this year.

Specifically, the proposed changes apply to Phase 2 of the project (around 3.94 hectares worth of land) and would affect 239 homes. However, the description of the application also notes that the total number of homes across Phase 1 and Phase 2 (467) will remain the same.

If approved by KCC, the updated Phase 2 plan would include:

• Two four-storey apartment blocks at the north of the site (81 apartments in total), alongside a créche for 94 children and an outdoor play area
• Five three-storey apartment / duplex blocks on the eastern side, with a mix of one, two, and three-bedroom homes (82 units in total)
• 76 terraced houses (48 two-bed units and 28 three-bed units)
• 252 car spaces (including car-share and motorbike spaces) and 540 bicycle spaces
• Public, communal, and amenity spaces, along with private gardens, balconies, and / or terraces for each home
• Updated internal roads
• A new four-way entrance junction
• A north–south shared path for pedestrians and cyclists
• Drainage, lighting, landscaping, bin stores, and boundary treatments works

In addition, the description of the application also notes that all of the project documents can be viewed at www.kilwoghandrivephase2lrd.ie.

The date received on the application is listed as August 29 last, while the submission-by and due dates are listed as October 2, 2025 and October 23, 2025 respectively.

The business information website CRIF VisionNet / vision-net.ie shows that Seattle Construction Ltd was established in November of 1998.

It has a registered address listed as Ardee House, River Road, Blanchardstown, Dublin 15, County Dublin.
