Kildare saw one of the strongest property increases in the country

(FILE PHOT / PIXABAY) The average price of a three-bedroom semi-detached house in the county rose to €405,000 in the third quarter, a jump of 7% compared to the same period in 2024

Housing prices nationally rose by an average of 0.8% during the third quarter of 2025, according to the latest Daft.ie House Price Report, released today by Ireland’s largest property website.

The average price of a three-bed semi-detached home nationwide now stands at just over €421,000. This marks a 5.9% increase compared to a year ago, with prices now 39% higher than pre-Covid levels and just 10% below their Celtic Tiger peak.

While prices are up nearly 6% nationally year-on-year, the rate of inflation varies widely by region.

Dublin once again recorded the lowest price growth, at 4.5% annually. Munster saw a 5% increase, while the other major cities rose by an average of 5.8%.

The national average was pulled upwards by larger increases in Leinster (outside Dublin), where prices rose by 7.2%, and in Connacht-Ulster (outside Galway), where prices surged by 8.7% on average.

Although price growth has eased compared to earlier in the year, inflation in the housing market remains well above that of the wider economy, largely due to a persistent shortage of supply.

On September 1st, there were just 11,925 second-hand homes for sale nationwide – up only 1% from a year earlier and less than half the average number available between 2015 and 2019.

Daft.ie, which celebrates its 20th anniversary this year, has revamped its quarterly report to offer more detailed market insights, including data on transactions, market heat, and stock availability.
