Work has begun on a major €10 million warehouse, service station and electric vehicle charging development at the former Cemex site at Maudlins Roundabout, Naas, Co. Kildare.
The large-scale project, located on the Dublin Road with a link to Fishery Lane, involves the demolition of all existing buildings on the site, totalling approximately 9,949 square metres, along with the removal of sections of the north and north-western boundary wall, according to Building Information Ireland database.

At the centre of the development is a single-storey distribution centre with offices, extending to 9,383.85 square metres and reaching a maximum height of 19.5 metres. The facility will include 13 loading bays and associated service areas.
Construction is also underway on a new single-storey service station building with a gross floor area of 759.5 square metres. This will include a retail unit, three food offerings, a seating area, drive-thru hatch, toilets, back-of-house facilities and an external storage compound. A separate drive-thru café building, measuring 256.7 square metres, is also being delivered as part of the scheme.

A significant electric vehicle charging hub forms a key element of the development, with 36 EV charging spaces being provided under canopy, along with a further eight charging spaces for EV buses and HGVs. Conventional and HGV fuel pumps under canopy, underground fuel tanks and associated infrastructure are also included.

Additional structures being developed on the site include a substation, external generator, service compound, water pump house and refuse compound. Roof-mounted solar panels are being installed across buildings within the development.
The project will deliver 169 car parking spaces, including EV and accessible spaces, along with 46 cycle parking spaces and 16 HGV and bus parking spaces. Internal roads, footpaths and cycle lanes are also being constructed, along with outdoor amenities such as exercise areas, picnic and seating areas and covered smoking facilities.

Significant road and access works are forming part of the development, both within and beyond the site boundary. These include a modified vehicular entrance off Maudlins Roundabout, a replacement entrance off Johnstown Road with a new slip lane, a new internal spine road and roundabout, and upgrades to nearby junctions on the R445 and N7. These works are being carried out in line with the Key Development Area Master Plan agreed with Kildare County Council.

Landscaping, drainage infrastructure, detention basins, boundary treatments and public lighting are also included as part of the works.
The development is being carried out by Petrogas Group Ltd, based in Park West, Dublin. Construction commenced in early February 2026, with works progressing on the site.
