Rents in Co Kildare rose sharply last year as rental availability across the country fell to its lowest level in nearly two decades.

The latest Rental Report from Daft.ie shows that market rents nationally increased by 4.4% during 2025, compared to a rise of 3.6% in 2024.

Rents have now increased in 13 of the last 14 years and are one third above pre-Covid levels, and 80% higher than a decade ago.

In Kildare, the average rent for a three-bedroom house in the final quarter of 2025 stood at €2,393 per month - up 8.1% compared to the same period in 2024.

Nationally, the average market rent for a two-bedroom apartment between September and December was €2,086 per month.

The report highlights a continuing supply crisis. Fewer than 1,800 homes were available to rent nationwide on February 1st — down 22% year-on-year and the lowest figure recorded for that date in a series extending back to 2006.

Availability in Dublin has fallen by more than one third compared to a year ago.

Commenting on the findings, report author Ronan Lyons, Professor in Economics at Trinity College Dublin, said: “Widespread uncertainty about the new rent controls appears to have exacerbated ongoing supply shortages in the rental market.

“Across the country, there have been steep falls in rental availability over the last 12 months.

“There were fewer homes available to rent on February 1st this year than at the same time of year at any stage back to 2006.

“Unsurprisingly, with extremely tight availability, rents in the open market continue to rise, with a further 4.4% increase during 2025, up from 3.6% in 2024.”
