Amendment to planning permission sought for €15m residential development in Kildare

Amendments have been sought for a previously granted planning permission for a €15.5m residential development in Kildare Town.

The applicant, Thoval Properties Limited, seeks to include a further 10 apartments to the approved development, addressed at (1.89 Ha east of R415), townland of Kildare and Whitesland East, Kildare Town R51 HV58, Co. Kildare.

According to Construction Information Services (CIS), the amended planning application (2660237) seeks the following amendments to a previously permitted residential development as granted under An Coimisiun Pleanala Ref. No. PL-500013-KE (Planning Ref. 25/60274):

  • the construction of an additional floor at third floor level to Apartment Blocks N1 and N2 comprising 5 x 2-bedroom apartments to each block giving a total of 10 x 2-bedroom apartments, along with all associated elevational amendments, amendments to parking spaces within the development and all other site development works.

Original application

The original planning application (2560274) was submitted on March 19 2025, and approved on September 22 2025, and consisted of the following:

An application by Thoval Properties Limited for 66 homes including:

  • 16 x 3-bed semi-detached 2 storey houses;

  • 2 x 3-bed terraced 2 storey houses;

  • 1 x 2-bed terraced 2 storey house;

  • 1 x 4-bed detached 2 storey house;

  • 8 x 2-bed ground floor duplex units;

  • 8 x 3-bed duplex units first and second floor;

  • 30 x 2-bed apartments in three storey blocks;

  • access roads, public open spaces, and associated services

The architect for the development is Matt Barnes Architect. 

An appeal was lodged against the original planning approval, but this was overruled on February 9 2026.
