Landmark Woodie's store on the Naas road goes up for sale for eye-watering sum

The well-known Woodie's store on the Naas Road coming out of Dublin is gone on the market for the princely sum of €26.5 million, though it is believed that the figure could rise substantially as plenty of interested parties look into buying the large retail warehouse. The store, which is a massive 61,277 sq feet in size, is leased to Woodie's until 2029 and has a current passing rent of €1,922,769 per annum, which is subject to upward-only rent reviews every five years. Should the rent remain the same value over the next 12.5 years, it would represent an income of more than €24 million before the lease is set to expire. It is in a prime location too, with road frontage onto both the Naas and Nangor Roads, while it is also close to the Luas Red Line and the M50. There is a large amount of car parking spaces on the site, and numerous retail parks, shops and hotels are located close by. The Woodie's store is well-known to Kildare people who use the N7 route on a regular basis, with the retail warehouse located less than a mile after the M50 Interchange on the N7.
