Magee Barracks was sold at auction in 2016 for €8.2m

A new €10 million housing development comprising 58 homes has been proposed for Kildare Town.

The plans are lodged for a site at Magee Quarter on the site of the former Magee Barracks in Kildare town.

The planning application, submitted by Limerick-based developer Lonadale Ltd, seeks permission for a mixed residential scheme on a 1.75-hectare site that will deliver 46 three-bedroom houses and 12 duplex apartments.

The duplex units will include two one-bedroom apartments, six two-bedroom apartments and four three-bedroom apartments. The duplex buildings will range in height from one to three storeys.

It was renamed Magee Barracks when a new facility was built for the Defence Forces on the site in 1938. It was later abandoned in 1998.

It was sold at auction in 2016 for €8.2m.

The latest proposed development also includes a dedicated bin and bicycle storage building for the duplex apartments, along with two additional bin storage buildings.

Surface-level car parking for residents and visitors, new internal roads and footpaths, and connections to the wider Magee Quarter development, which is currently under construction, also form part of the plans.

Supporting infrastructure will include foul, surface water and potable water services, together with public lighting and landscaping works.

Residents would also benefit from a new Multi Use Games Area (MUGA), public open space and communal amenity areas, while new boundary treatments and a pedestrian connection onto the Curragh Road are also proposed.

The application was lodged with Kildare County Council on June 10 and has an estimated construction value of €10 million.

If approved, the development will provide a further boost to housing supply in Kildare Town, which has experienced significant residential growth in recent years due to its strong transport links, expanding population and proximity to the M7 motorway.

The project has been designed by Reddy Architecture & Urbanism, with Genesis Planning Consultants acting as planning agents. Engineering services are being provided by Molloy Consulting Engineers, while landscape design has been prepared by Cunnane Stratton Reynolds.

A decision on the application is due from Kildare County Council in the coming months.
